The purchase price of a condo, however, is only part of the affordability equation. Monthly maintenance fees can add hundreds — and in some cases thousands — of dollars to the cost of ownership.

Before jumping into the condo market, it’s important to do your research on condo fees, which can increase over time and greatly vary from building to building. It’s equally as important to know what’s included in those fees.
Condo fees are normally calculated based on the size of the unit and what the fees cover, such as building insurance, maintenance of common elements, amenities, some utilities and contributions to the building’s reserve fund. Wahi’s latest analysis of condo fees for one-bedroom units in the Greater Toronto Area reveals the 10 buildings with the most and least expensive median monthly condo fees.

Looking at approximately 2,000 existing GTA condo addresses with at least three one-bedroom sales in 2025, the results show that median monthly maintenance fees ran from just $254 at the low end to $2,275 at the high end.

At the top of the list was the Ritz-Carlton Residences Toronto, where the median maintenance fee for a one-bedroom unit was $2,275 per month. It’s not surprising that this luxury building had the highest fees — more than $1,000 higher than the next-costliest building, Palace Pier in Etobicoke, where the median fee was $1,236.
The Ritz-Carlton was an outlier in another way, too. The median sold price of a one-bedroom unit there was $1,987,500 — more than double the next-priciest entry among the buildings with the highest fees.
Overall, fees within the top 10 most expensive buildings ranged between $950 and $2,275. Except for two buildings in Etobicoke and one in Mississauga, the other seven could be found in Downtown Toronto.
Within the GTA, newer suburban buildings outside of Toronto’s core tended to have the lowest fees, except for four buildings in Downtown Toronto.
Optima on the Park II Condos in Scarborough had the lowest median monthly fee at $254, followed by The 2800 Condos in North York at $291, Pavilia Towers Condos in Markham at $305, and Nordic Condos in North York at $318.

Buildings in Downtown Toronto included Minto Westside Condos, Social Condos, Peter & Adelaide Condos, and DuEast Condos, where the median monthly fee ranged between $319 and $336. The remaining two buildings ー Aspen Springs Condos and 84 Aspen Springs Condos ー are in Clarington, where the fees were $330 and $338, respectively.
Building age appears to be one of the biggest dividing lines between the two groups. Seven of the 10 buildings with the highest fees were completed in 1991 or earlier. By comparison, all but two of the buildings with the lowest fees were completed within the past eight years.
While the fees in a brand-new condo may be low now, buyers should budget for increases as the property ages and the requirements change.
Condo fees are an important factor to consider when figuring out your homebuying budget. These fees cover various expenses and can have a substantial impact on your overall financial planning.
Understanding what expenses condo fees cover, how well-funded a building’s reserve fund is, and the cost of maintaining its amenities will go a long way in helping you determine if a condo is right for you.
