B.C. Assessment Authority’s 2025 list of the 500 most valuable properties in the province starts with homes over $12.49 million, many of which are in Vancouver, West Vancouver and Whistler.

The very top of the list, however, is an exclusive stretch of Vancouver’s west side, mostly on two streets: Belmont Avenue and Point Grey Road.

Values are based on assessments conducted as of July 1, 2024. Here are the 10 most-expensive on the list:

Lululemon founder Chip Wilson’s palatial Kitsilano home has topped the list of most valuable properties for several years and does so again, up one per cent from its 2024 assessment of $81,765,000.

2. 4707 Belmont Ave., Vancouver, $71,739,000

This gated home in one of Vancouver’s most exclusive neighbourhoods saw its value increase two per cent from its 2024 assessment of $70,415,000.

3. James Island, Gulf Islands, $57,526,000

For anyone with the wherewithal to buy their own private Island, B.C.’s priciest might be becoming more affordable, marginally. James Island, which lies offshore of Sidney on Vancouver Island, saw its assessment dip one per cent from the $57,934,000 B.C. Assessment valued it had in 2024. In 2023, its assessment was $61,239,000.

4. 4743 Belmont Ave., Vancouver, $44,122,000

Another entry from this exclusive enclave, the value of the mansion at 4743 Belmont, once the home of well-known philanthropists Joseph and Rosalie Segal, was also up one per cent from its 2024 value of $43,688,000. The house was sold in 2021 for $42 million.

5. 2815 Point Grey Rd., Vancouver, $42,943,000

Living up to its reputation as Vancouver’s “Golden Mile,” this address a couple of blocks east of Wilson’s mansion saw almost no change from its 2024 assessment of $42,937,000.

6. 4719 Belmont Ave., Vancouver, $42,390,000

Neighbours to No. 2 on the list, this hidden jewel saw its assessment rise one per cent from the $41,880,000 value B.C. Assessment attached to it in 2024.

7. 1450 Blanca St., Vancouver, $41,220,000

Kitty-corner to the backyard of 4707 Belmont, this mansion saw a more dramatic eight per cent increase from its 2024 assessment of $38,044,000.

8. 4838 Belmont Ave., Vancouver, $40,172,000

Further down the street from No. 2 and without a waterfront view, this address helps establish Belmont Avenue’s wealth dominance with its 2025 assessment up one per cent from $39,769,000 in 2024.

9. 2999 Point Grey Rd., Vancouver, $38,128,000

This address near the intersection with Bayswater is six houses east of Wilson’s palatial residence, but saw just a marginal increase, less than one per cent, from its 2024 assessment of $38,129,000.

10. 4773 Belmont Ave., Vancouver, $35,772,000

Another entry on the exclusive avenue, this home also saw its value rise one per cent from its 2024 assessment of $35,543,000.
